So You Think You Know The Mortgage Industry

I love Ken "Yes You Can" Cook's tag line, but I also loved this post he wrote about the mortgage industry and interest rates in general.  Very wise advice in this post, so I am reblogging it for your enlightenment!

Mortgage Interest Rates - the rideAnyone who thinks they know the mortgage industry - especially well enough to predict it - is like someone saying they know which star has a planet in orbit that can support human life. Seriously, everything anyone knew about the mortgage industry just six months ago is completely different today.

Yesterday, May 27, 2009, interest rates at par went from about 4.75% to a par at about 5.25% between lunch and five PM eastern. Did anyone see it coming? Well, the indicators were there that's for sure so some people did call it. Many completely blew it like Dan Green who wrote on his blog on May 14, and I quote, "I am predicting that rates will decrease over the next 30 days." Oops.

Not to make an example of Dan but if you read his blog you would think he is a pretty sharp individual and his website certainly gives the impression that he is a consummate professional worthy of trust.

Well - he missed it. Either way I would have never predicted rates decreasing over the 30 day period between May 14 and June 14 and I don't know of anyone in my national mortgage professionals groups who would have. But this is an example to show you that even people who look, sound and act like they know exactly what they are talking about. (Insert big honking buzzer sound here.)

Recently there was a big flap over some things Lenn Harley wrote about pre-qualifying her customers. I can see how she riled a few and ruffled a few feathers but I still believe what she was saying was she doesn't want to waste her time with people she believes to not be qualified. On the broad spectrum that may be okay but when it gets down to actually getting an approval from a lender there are multiple factors examined and weighted algorithms applied. In fact I am often surprised when certain borrowers are approved and flabbergasted when others are not approved.

Every day, literally every day, something changes in underwriting guidelines or lender overlays. Even the underwriting engines, the automated decisions making software, are tweaked and changed every day. Nobody - not one person - whether they have 3 days or 30 years in the mortgage industry can know for certain if an apparently qualified median borrower will be approved or denied until they have exhausted the correct protocol. Just having 800 plus credit scores is not all you need, just having the right income or reserves is not all you need. Even combining 800+ scores, good income and good assets is not all you need.

Now you can even factor in the HVCC and the wild results overstressed, underpaid appraisers are likely to bring to the table. And who knows when that will change? Not me and not you.

2) They MUST buy a new American CAR.  Forty million cars ordered - Auto Industry fixed.

3 They MUST either buy a house or pay off their mortgage - Housing Crisis fixed.

It can't get any easier than that!

If more money is needed, have all members of Congress pay taxes...

A sign of the times for sure.  Tough times aren't just for the little guys.  The high end developers are struggling too, and here's a good example.  But it's also a good example of not retreating during the downturn, but instead using a creative and realistic approach to marketing.  I wish them well, and hope that they sell enough units to keep their project moving along, because it is truely a beautiful asset to the community.

According to.... who? what?

Here's a great post from my farm girl Realtor friend Andrea.  I have personally found that sellers are more realistic in general about the current market conditions.  In fact I saw a report somewhere this weekend that said more than 50% of home owners believe that their home has decreased in value this past year.  But last week I had a seller attempt to justify a too-high price with a 3 year old appraisal....

Yes, there are a glut of homes that aren't moving. However there are homes that are moving, homes that are well priced are being sold. What does that mean? These homes are priced accordingly.

 



According to condition. If your find a home that sold that is very similar in many ways to your except one, condition, you need to price your home accordingly. If you are in better shape, you have done recent upgrades, you are clean, neat, ready to move in, you are on top of the heap. If you home requires work you need to be priced lower. Take for instance you know you need a new roof. You know what that is going to cost. What is your best option? Price it accordingly if you can't replace the roof yourself.  Price it accordingly if you can't put in that new septic.

according to what

According to location. Are you on a busy road? Is there a half mile long dirt driveway to your house? Is your driveway steep up or down? These affect the pricing of your home too. You must consider these when pricing your home to sell. Finding the right buyer can be hampered by a severely compromised driveway, however pricing accordingly can help to get that offer.

According to the latest market stats. You have to take a good long look at the comparables that have sold. It is very difficult to be objective about somet

hing we not only have so many memories tied into, but debt certainly plays a part in our ideas about what a house should sell for.

NOT according to your debt. Debts are never to be considered in the pricing of your home. A buyer is not going to care what your mortgage obligation is or what your credit card obligation is. An appraiser will certainly not take your debt into consideration when giving an opinion of value to your home. Contact a real estate professional to help you price your home. A Realtor® will have the ability to show you current market trends, show you what has sold that is relevant to your home and what will be your competition if you should decide to place your home on the market.


My strongest advice on pricing your home these days? You guessed it.

Price it accordingly!

These MLS photos are JUST WRONG! I think my head is going to EXPLODE!

I was minding my own business doing an MLS search of high end homes for a prospective luxury buyer client.  There are some nice homes on the market, and in the million dollar plus range there is high inventory and some great deals to be had in the Coeur d'Alene area real estate market. 

The luxury home niche happens to be my speciality.  I love those big, beautiful homes and estates.  LOVE to market them, promote them and strategize with their sellers on the profile of the most likely buyer, and how to go about reeling him in.  My associates laugh at me, say they would much rather have 5 homes priced at $200K than one home priced at a million, because their five homes will sell before my one.  Well, yes, they do have a point. But I just laugh back and tell them that I can't help myself. 

I was clicking on the details of one local home for sale, priced at $2,700,000.  A very nice home indeed.  I clicked on the photos and as I scrolled through I ALMOST FELL OUT OF MY CHAIR!  The photos are so WRONG!  How can an agent who is savvy enough to land such a listing be so dumb about what constitutes an acceptable marketing photo?  And how can a seller, sharp enough to own a $2,700,000 house, not be aware of how incompetent his agent is and how bad his marketing photos are.  HELLO?????????  These photos would be unacceptable no matter the price of the home, but for a multi-million dollar listing it is OUTRAGEOUS!

It just makes no sense.  I know from working with affluent sellers that they really hold one's feet to the fire to perform.  They are used to running companies, hiring and firing employees and holding people in their employ accountable for a high level of performance.  I just don't understand how it is possible that this home is on the market being presented to the public this way. 

Yes, that is a guy sitting in the chair....

And the icing on the cake is this one.  The one that really, truely, makes my head feel like it is going to explode!  Can somebody PLEASE PUT THE TOILET SEAT DOWN!!!!!!!!!!!!!!!!!!!!!!!!!!!

In the news - Fed holds the deed

The combination of a deep recession and a foundering housing market has left the government with more than 50,000 houses on the market, reports Brad Heath in USA TODAY.  That's enough houses to fill the entire city of Miami!  Heath quotes an adviser to the Housing Secretary, who makes the understatement of the week - "Obviously, this is not the best time to be a home seller." 

The government's situation parallels what thousands of homeowners are confronting:  their houses are more difficult to sell, they sit vacant longer and their values have cratered as the real estate market collapsed.  Since 2007, HUD has acquired at least 110,000 and has spent $12.2 billion to reimburse lenders after owner defaulted on government-backed loans.  So far, HUD has recovered $5.5 billion.  It has about 38,000 homes still for sale.  This is a fraction of all homes seized by lenders - about 1.2 million nationwide in 2007 and 2008, according to RealtyTrac.

Now the first thing that comes to my Realtor mind is how unfortunate it is that it is so difficultto get a home through the short sale process, to AVOID foreclosures!  I understand that lenders are inundated with high numbers of pre-foreclosures.  But there HAS to be a better way than the current exasperating process of ready, willing and able buyers waiting FOR MONTHS for a response to their offer.  Better for the Lender, the Seller and the Buyer.  Many times MOST of the time the prospective buyers give up and move on to a non-distressed seller.  Sometimes for lack of patience, but usually because they just don't have the luxury of waiting, and waiting, and waiting, and waiting, and waiting....

Parade of Homes shifts with the times

There was an interesting story in the Coeur d'Alene Press this morning.  The biggest showcase of homes in the region will go on as scheduled, even as the sales of new homes remain slow. 

In spite of hard times in the construction industry, five builders have already signed on ~ with some building multiple houses.  It is expected that the final number of homes in the Parade will meet last year's 15.

Sponsored by the North Idaho Building Contractors Association and scheduled for August 7-9 and 14-16, the Parade will showcase the normal high-end custom homes, but also offer homes for those with smaller budgets.

Aspen Homes  owner Todd Stam is planning to showcase three homes this year, a "step-up" house in the low $200,000s, another just over $300,000 and one he calls the big mac daddy in the $700,000 range. 

 

What REALLY caught my attention is a mention that for the first time, they are opening a new category of remodeled homes.  Now THAT makes a lot of sense.  I am hoping to tour some great remodels this year, and I hope the builders take lots of BEFORE pictures!

5 Great Kids + 33 Mothers Days = Good Times!

Here are my five great kids, in a photo taken last May at on Kristen's graduation day.  For fun, they lined up in birth order.  Starting with Leighton, born in 1975 and ending with Derek, born in 1993.  Phew!

Derek, the baby, has now passed Leighton in height and as of March was about an inch shorter than Wes and Dallas.  This Mothers Day I had to be content with my good memories, phone calls and text messages.  Except for Derek who is still home with Rick and me in Idaho, my other kids, daughter-in-law Trinity and darling granddaughters Rileigh and Chloe are all in Colorado.

So here they are, the people who give meaning and purpose to my life. Leighton, Wes, Dallas, Kristen and Derek ~ I love you more than I have words to say.  It is an honor to be your mother!

Well, this was an interesting surprise!

Holy Cow!I signed up for VFlyers about a month ago and created a flyer for a beautiful timbered homesite I had just listed.  One of the things I wanted to do was be able to do a quick and easy cut and paste of the HTML from VFlyer into Craigs List a couple of times each week.  I also like the cute customizable widgets like the one on the right of my blog with listings scrolling through.  I installed (sorry, I don't know the right techie word)  one to my blog that same day.  

Today, for the first time, I logged in to check the traffic report for that Vflyer, to send off to my seller with an update.  T he results were an unexpected surprise!  Especially since I have been posting it to Craigs List twice a week for a month. Which is also when I stuck it into the scrolling widget on my ActiveRain Blog!

I went topless in Beautiful Bonners Ferry, Idaho!

Saturday I had occasion to head north to Bonners Ferry.  It was a pleasant day, with the sun shining and the scent of spring in the air.  My favorite way to be on these kinds of days is topless: cruising in my little Toyota Solara convertible with the top down and the wind in my hair! 

I went to visit with a new friend, Rich.  Rich called me a while back and asked me about raffling his home off.  Seems he had been online looking for home raffling information, and came across a post of mine about a local charitable house raffle.  This was a great affirmation to me that my blogging is worthwhile.  People are finding me in cyberspace, even when they aren't looking for me!

Log Home for Sale in Bonners Ferry IdahoFast forward a couple of months and a few conversations, and I decided to go get a close-up look at the lovely Appalachian style log home that Rich had built with his own two hands.  I knew from the photos I'd seen that it was meticulous and wonderful. 

I left Coeur d'Alene and pointed my car towards Canada, feeling a bit frazzled.  It had been a busy week and I was wondering if I really should be spending my Saturday traipsing off to look at a house two counties, and an hour and a half, away. 

It didn't take long for me to realize that my 2009 inaugural topless adventure was just what the doctor ordered!

The sky was brilliant!  The sun was warm and the air was fresh.  The natural beauty of Coeur d'Alene is spectacular.  But there is just something different as you venture further north.  The mountain peaks are higher, more rugged, and snow capped.  It seems almost as if you are leaving all of civilization behind.

My drive took me across the bridge over Lake Pend Orielle and through Sandpoint.  Imagine driving Home for sale in Bonners Ferry Idahothrough a post card, because I might as well could have been!  Finally, almost to the border, Bonners Ferry.

As I approached Rich's home through the gate on his meticulously maintained private road, I was stunned at the scene that unfolded before my eyes.  I wasn't in a post card, I was on the set of The Sound of Music!  That scene of them twirling and frolicking and singing on the grassy Alps mountaintop flooded my head as soon I saw the setting of Rich's home!

You see, not only had he built his home with his own two hands (well okay, I'm sure he used modern power tools in the process) he had also cleared three of his eleven acres with his own two hands!  Unbelievable!  It was a breathtaking sight to behold!

Although it seemed like I had driven to the end of the world, downtown was just three miles away!

Rich and I had a good visit.  He was interested in hearing my ideas about the best way for him to sell his property.  I am never at a loss for words, especially when someone asks me my opinion! 

I spent much more time there than I had planned, and enjoyed every minute of it.  Rich was as delightful as the day was glorious.  When we did a walkabout so he could point out the fence lines and corner posts, Rich apologized a couple times about piles of elk poop.  Did I mention that Rich's property is meticulous? 

As I headed home I realized that my investment in time was very well spent.  I didn't spend the day inWelcome to Bonners Ferry stress relief therapy at a spa, but I felt like a new person!  I resolved that I MUST make myself and Mr. Scharf pause from the daily grind more often to simply enjoy this magnificent place that we are so very blessed to call home!
